Inspections

The Inspection Division ensures that all permitted construction follows building codes and City ordinances. Our goal is to protect public health, safety, and overall well-being throughout the construction process. Permits will not be completed until all applicable inspections are approved.

In-person and virtual inspections must be scheduled online through the E-Permitting Portal

Inspections scheduled before midnight will be conducted the following business day.

Currently, virtual inspections are available for the following permit types:

  • A/C Changeouts
  • Water heater changeouts
  • Pool heaters

Note: Our inspectors will make every effort to accommodate your needs within their daily workloads. While we strive to be flexible, we cannot guarantee specific time slots.

Schedule an inspection

To schedule an inspection, choose one of the following options:

  • Option A: Log in to your contractor profile, select the active permit that you would like to schedule an inspection for. 
  • Option B: Visit the Schedule Inspection page and enter the permit number and 3-digit pin number located on your receipt and permit application. Select the inspection you would like to schedule and select the submit request button.

The following items must be available, on-site and/or visible for inspections:

  • Permit Card
  • Any approved documents such as approved plans, manufacturer's specifications, product approvals, notice of commencement, etc., if applicable.

An owner or owner representative, 18 years or older, MUST be present to grant access for the inspection. 

Schedule Inspection

Before you schedule a virtual inspection

Before you schedule a virtual inspection, contractors or owner-builders must:

  1. Download FaceTime or WhatsApp before scheduling the inspection.
  2. Schedule the inspection through the E-Permitting Portal at least one business day in advance.
    • Virtual inspections are offered in 1-hour time slots, Monday–Friday, between 7:30 a.m. and 3:30 p.m.
  3. Select your preferred day and timeframe for the inspection.
  4. Provide your phone number and platform choice (FaceTime or WhatsApp) for the inspector to use.
  5. Be prepared to locate key inspection components and follow the inspector’s directions.
    • If a virtual inspection cannot be completed, call 772-871-5132 to make other arrangements.
    • Requests for in-person inspections must be approved and scheduled directly by the Inspections Division staff.
  6. Check your email for confirmation once the inspection is assigned. The email will include:
    • The inspector’s contact number
    • The scheduled timeframe
    • Ensure FaceTime or WhatsApp is downloaded, updated, and working before the inspection.
  7. Be available during the scheduled timeframe.
    • The inspector will make two attempts to contact you.
    • If you cannot be reached, the inspection will fail, and you must log into the portal to reschedule.

Upload inspection documents

Inspection documents, such as compaction test, density test, soil termite treatment and re-roof affidavits, must be submitted online through the Document Upload Portal

Engineer/Architect Letter of Compliance must be submitted to the Inspections Division online through the Document Upload Portal.

  • All applicable sections must be completed on the form
  • Must be signed and sealed by a state-licensed Engineer/Architect
