Milestone Inspections
Mandatory structural inspections are required for condominium and cooperative association buildings that are three stories or higher. These “Milestone Inspections” are performed by a licensed architect or engineer authorized to practice in Florida (Statutes 553.899).
Applicable buildings must have a Milestone Inspection once the building reaches a certain age, then every 10 years thereafter.
- Before December 31st of the year in which the building reaches 30 years in age, or,
- Before December 31st of the year in which the building reaches 25 years in age for buildings within 3 miles of the coastline,
- Before December 31, 2024, for buildings with a Certificate of Occupancy issued before July 1992 (older than 30 years already)
Exemptions: These requirements do not apply to a single-family, two-family, or three-family dwelling with three or fewer habitable stories above ground.
The condominium association or cooperative association must arrange for the milestone inspection to be performed and is responsible for ensuring compliance with the requirements of this section. The condominium association or cooperative association is responsible for all costs associated with the inspection and the inspection must be performed by a licensed architect or engineer authorized to practice in this state.

Do I need a milestone inspection?
The Local enforcing agency will provide written notice of required inspections to the condominium association or cooperative by certified mail, return receipt requested.
Within 180 days after receiving the written notice, under Section 110.9.5, the condominium association or cooperative association must complete Phase 1 of the Milestone inspection.
Submitting Phase 1 Milestone Report
Once you have received notice of the required Milestone Inspection the association must obtain a Florida Licensed Engineer or Architect to conduct and complete a report. The Architect or Engineer who performed the inspection must submit a sealed copy of the inspection report with a separate summary of, at minimum, the material findings, and recommendations in the inspection report to the Building Official.

If the Phase 1 report is satisfactory, the design professional and association will receive a letter via email on file stating that the milestone inspection has been completed. Included will be the date of your next 10-year inspection.
Submitting for Phase 2 Repairs
Any repairs to damage, hazard conditions or substantial deterioration, as identified in the report, must commence within 365 days after receiving the report.
Association must obtain a State Licensed Contractor to submit and obtain a Milestone Phase 2 permit.
Once all applicable repairs are completed, the engineer(s) or architect(s) providing the Milestone Inspection report must provide an amended report indicating that the building or structure is safe for continued use under the present occupancy.
After this permit and report have been completed, the design professional and association will receive, via email, a letter stating that the milestone inspection has been completed. Included will be the date of your next, 10-year, inspection.
Any associated fees will be required to be paid at the time of report submittal and permit issuance.
